Radon testing is crucial for all homes, irrespective of their age or location.
According to the EPA, radon tests are recommended in the lowest livable area of the home, often the basement.
Two testing methods are available: passive and active. Passive involves placing a test kit in the home for a specified duration, while active employs electronic monitors for continuous radon level measurement.
For accurate results, the EPA suggests testing for at least 48 hours with sealed building conditions.
If radon levels exceed the EPA action level of 4.0 picocuries per liter (pCi/L), homeowners should take steps for mitigation.
Home inspectors should furnish a comprehensive report outlining test results and suggested mitigation measures.
Crucially, radon testing demands specialized expertise. Home inspectors must be properly certified. If uncertified, inspectors should recommend hiring a certified radon testing professional.
GOAL OF INSPECTION
The objective of the inspection is to identify potential signs suggesting improper installation, inadequate performance, or the requirement for repair of a radon mitigation system.
While neither InterNACHI's Standards of Practice for Inspecting Commercial Properties nor InterNACHI's Home Inspection Standards of Practice necessitate radon mitigation system inspections, such an inspection may be provided in conjunction with a comprehensive commercial or residential property assessment, or as an independent, standalone inspection service.
